Asphalt Shingle Installation

Signs You Need To Replace Your Home’s Roof

Your roof is one of the most important pieces of your home’s exterior. It provides a number of benefits for your home, including protecting it from the elements and pests, as well as improving your home’s curb appeal and boosting its resale value. With so much to gain from having well installed and maintained roofing, it is important to ensure that your roofing is kept in good repair! If you’re interested in learning about the signs that your roof needs to be replaced this spring, keep reading below!

Old Roof

The first sign that your roof may need to be replaced is its age. Simply put, shingle roofs don’t last forever. Constant exposure to the elements will deteriorate your roof over time, and sometimes it’s simply time to replace it. There are a number of factors that can impact a roof’s lifespan, from your climate, to whether your roof was installed over your previous shingles, which means there isn’t a one size fits all answer, but you can typically expect an asphalt shingle roof to last at least 20-25 years, potentially longer if it was well maintained!

Missing Or Damaged Shingles

Perhaps the easiest sign to identify, if you notice that your shingles have been blown off of your roof or otherwise damaged, it is important to replace your roof as soon as possible. If your shingles have been completely blown off of your roof, it is very easy for water to find it’s way into your roofing system where it will quickly cause considerable damage.

Furthermore, if you find that your shingles are warping, curling, cracking, or otherwise damaged, your roof is just as susceptible as if the shingles were completely blown off. Since your roof is such an important line of defense, don’t wait to replace it if you see damage accumulating.

Broken Flashing

While damaged flashing doesn’t necessarily mean that you’ll need to replace the entire roof, if your flashing has been broken for a long time, it has likely let a great deal of moisture into your roof, and it can often be difficult to determine exactly how much water damage has occurred. If you find that your flashing is damaged, have a roofing professional examine your roof for signs of water damage, and if you find signs then you likely have more water damage that doesn’t meet the eye.
